Question by D GeN-X: How come that very few people who committed fraud during the real estate boom never got prosecuted?
Massive fraud were committed in the real estate industry during the boom, but very few went to jail. There were a lot of stories how real estate agents, brokers, lenders falsifies documents to get loans, etc. Overall, very few people got prosecuted and went to jail.

yes but if they were regulated like they should have been they would have lost their license and ultimately been out of the real estate field

I don’t feel like going back to school and I don’t want it to interfere with my job because I’am relying on that job to save up money for my real estate business.

I do have the money to make a small land development deal.

You need a team.

See if there are any real estate investment groups in your town. Google it.

Then go to yahoo groups, msn groups and google groups and search for real estate investment groups in your community.

Find out when they meet and go sit in on the meetings. Don’t discuss your plans until you know who you’re dealing with. You’re there to learn first, network second, and do business third.

Your goal is to build your team (investors – contractors – etc)

Do commercial real estate.

Personally, I never took off from work to look at houses and condos. The only time that I took off from work was for closing, and that was because I had to.

If you go into commercial real estate, you probably will have clients who only do business during typical business hours and days.

One of our listings appears under your Real Estate heading on the Yahoo home page. Our seller has clicked on this, and found her home on the page; however, the description has been duplicated, and there is an error on the square footage. She is becoming irate, because we cannot make a correction.
