Because when i hear about Real Estate sometimes, i be thinking if it’s hard to do real estate and how hard it is to learn Real Estate.

Are you talking about being a realtor? Or being an investor? Getting your license is easy almost anyone who can graduate high school can do it. I got my license in NJ taking a 2 week course, passed the exam, etc. That part is not hard at all.

A real estate agent told me he could help negotiate the price and get us the better deal on a newly built home. The real estate agents at the builders location says they can get me a better deal if I don’t have a realtor. Who is blowing smoke? Do I actually get a better price if I go with a realtor or without?

Unless you know the real estate business inside & out, you need a realtor. They make sure all the t’s are crossed & i’s dotted. Just because house is brand new does not mean it’s trouble free. Do have it inspected by home inspector before buying.

We are just beginning the home buying process. We have no home to sell (first time buyers) and were thinking of getting a real estate agent. However, I know we would have to sign one of those exclusivity contracts and, if we buy a foreclosed upon home, their comission would have to come from somewhere (us?).

If we are even considering buying a foreclosure, should we sign up with a real estate agent?

The commission could still come from the sellers (in this case the bank). Banks still pay closing costs and realtor fees. The realtor fees are incorporated into the purchase price of the home. So if you are seeing a home for $ 130K, the real purchase price is actually 122,200, they just added the 6% realtor commissions onto the purchase price.

I don’t think the lack of insurance would invalidate a sale unless it is contractually obligated in someway. Auctions are usually offered as is but most states require that the seller give merchantable title. If you didn’t get merchantable title than you would have recourse against the seller. Otherwise, the insurance or lack of is only a added benefit and not a requirement.

Somehow online I downloaded a free ebook on real estate. I didn’t look at it but I must have gave my phone number because someone left a message saying he can get me started with real estate foreclosures making an average of $ 15,000 on each home. I don’t have any money to invest.Should I look into this opportunity even though I have no money or must I have money for real estate?

Not any more. You could before it all came crashing down. Now too many laws to prevent it.

How do you get a local real estate investment club to learn about your house for sale?

I have a house for sale at an excellent price, no realtors involved, and want real estate investors to take note. How can I persuade the person in charge of our local real estate club to distribute my e-mail regarding my property? They get solicited all the time, I’m sure. I already e-mailed my property offer and photos to the generic property investment club e-mail address, is this enough? Will they distribute it to all of their members?
